How Does the FSBO Leads Product Work?
On day one, you’ll get all the currently active FSBO inventory in your county and then each day you’ll get the new ones as they come on the market. We scour the web and post out the new ones several times per day so you can be the first to get in front of them!
You’ll receive the owner name(s), property address, list price, phone number(s) and email (if found). You’ll be able to set filters to exclude areas if you don’t cover your entire county and set a minimum price filter if desired.
Like with all of our lead types, each lead will be posted straight to your Wise Agent Account.
Expired Listing Leads
What are Expired Listing Leads?
As we’re sure you know, these are sellers who were listed with a real estate broker and did not sell. Over 90% of these will re-list and most of them sell with the 2nd agent after getting the home priced right and that can be you!
How Does the Expired Listings Product Work?
Each morning, you’ll get all the newly Expired Listings from your MLS for your County. At no extra cost, if available in your MLS, you can include Withdrawn and Cancel status listings as well.
You’ll receive the owner name(s), property address, list price, mls number, phone number(s) (with indication if on do-not-call list) and email (if found). You’ll be able to set filters to exclude areas if you don’t cover your entire county and set a minimum price filter if desired.
Like with all of our lead types, each lead will be posted to your Wise Agent Account.
What are Pre-Foreclosure Leads?
These are homeowners who have missed enough payments on their mortgage that a Lis Pendens has been filed and many of these folks will decide to sell and will need the help of a real estate agent – get in front of them first so that you’re the one they use when ready. This is a largely untapped opportunity where you’ll have less competition than with other seller lead types.
How Does the Pre-Foreclosure Product Work?
On day one, you’ll get all the homeowner seller leads that are currently in Lis Pendens in your county and then you’ll get each new one going forward as they occur each day.
You’ll receive the owner name(s), property address, estimated home value, phone number(s) (with indication if on do-not-call list) and email (if found). You’ll be able to set filters to exclude areas if you don’t cover your entire county and set a minimum price filter if desired.

What is Circle Prospecting?Circle Prospecting is when you identify neighborhoods or areas where you would like to be the Neighborhood Specialist, and then reach out to contacts in the area – this can be through calling campaigns, email campaigns, text campaigns and post card campaigns. For example, think about a classic Just Listed or Just Sold campaign around a recent listing of yours letting all the neighbors know – this is a form of Circle Prospecting! According to the a recent survey from Berkshire Hathaway, nearly 1 out of 4 current homeowners are considering selling their home but have not put it up for sale. Circle prospecting allows an agent to reach potential sellers before they find a real estate agent. Building rapport with these homeowners who are not receiving calls from other real estate agents, is one way circle prospecting helps you build lifelong client relationships.
How Does Our Circle Prospecting Product Work?Simply enter an address and choose a radius around that address and set any filters you might like such as Confirmed Homeowner, Length of Residency, Estimated Home Value, Includes Email, Includes Mobile Phone, etc. and receive a CSV file of all the matching addresses within your selected radius that meet your filter criteria and upload that list to your CRM or however you want to work with it for your calling or e-mail campaigns and/or postcard mailing campaigns. You can pull unlimited records with our service!

Add this product and automate outgoing post cards to hit FSBOs, Expired and Pre-Foreclosure leads from all angles…calls, texts, emails and post cards! Send as little or as many cards per month as you wish. You can also combine with the Circle Prospecting product to pull lists to send out Just Listed and Just Sold postcards! We will help you set up an account with our integrated partner, Post Card Mania. You will be responsible for providing your own post card designs for each lead type but we will happily connect you with 3rd party designers who have experience with real estate and with our specific program.

No set up fees with our Lead Products, no referral fees, nothing but your simple, affordable monthly subscription charge. However, as noted in the product description, there is a set up fee with the Postcard Marketing add-on due to the setup complexity.
This varies widely by county and by lead type so it’s difficult to say. Small rural counties may see a few FSBOs, a few expireds, a few Pre-Foreclosures and of course with the Circle Prospecting module, it’s unlimited and you can pull as many data leads as there are in your market. With larger, more populated counties, you’ll likely see hundreds of leads per month from FSBOs, Expireds and Pre-foreclosures.
We’re not generating these leads in order to make them exclusive…. FSBO, Expireds and Pre-Foreclosures happen in your market. Our service is the convenience of finding those for you every day, finding contact information for them for you and getting these automated into your CRM or however it is that you want to receive them.

This is difficult for us to project for a variety of reasons…the data that we do know is that over 90% of FSBOs end up listing with an agent and same for expireds re-listing, so with our system and consistent follow up and processes, some of those listings will be yours! The key thing to consider is that with our low subscription costs, all you need is a couple of listings per year to have a huge ROI AND always keep in mind, for every listing that we help you get, it should lead to another listing at least from referrals, word of mouth, getting more lawn signs out in your market, etc.

All leads will have the owner name(s), phone number(s), email (if found), address, list price or estimated home value. There will be an indication if the phone number is on the do-not-call registry in the notes section so that you can decide if you want to call or not.
